Project Overview
Originally conceived as an office block, Axis Tower was value-engineered by introducing post-tensioned floor slabs, allowing one additional level within the original height envelope.
The wedge-shaped site sits on the banks of the Rochdale Canal, hemmed in by major roads, the Metrolink tram system, heavy rail within 200 m and an existing building on one boundary. Construction challenges were overcome by erecting a steel loading platform over the operating canal.
From Level 2 upward the structure cantilevers, increasing each floorplate from 300 m² to 500 m² and ultimately accommodating 169 apartments. Europe’s largest LED screen was incorporated on one elevation to create additional revenue.
Accumulus tendered and negotiated sub-contracts exceeding £7 million, and led comprehensive value-engineering across structure, waterproofing, temporary works and cladding, realising substantial savings and extra income for the developer.
