Project Overview
A design and build 8 level new office building, working right up to all the site boundaries. Employed by the main contractor/developer, we undertook a broad QS and Project Management role which included making a model to assist with facade and scaffolding procurement and sequencing. Substantial value engineering made this project very successful.
Items included suspended office lighting incorporating return air grilles, saving cost and providing a cleaner ceiling line, redesigned the roofing, mansafe system and altered drainage routes so vertical stacks could be uPVC instead of cast iron.
Identified carlift specification and local authority guideline problems and sourced specialist subcontractor including revising the design to provide a superior product for the client within a tight working programme.
Introduced raised access flooring, running services underneath so offices can be open plan and easily reconfigured to suit tenants. Revised the metal tray deck formwork profile, saving on concrete, changed precast concrete panels to GRC, saving cost and structural weight, redesigned basement drainage.
Overall VE savings on the project $770,000.
